## HMO Fire Alarms in Brynmill: the short answer

Brynmill student HMOs are typically three-storey conversions requiring a Grade A LD2 fire alarm system under BS 5839-6. AS Fire Services designs, installs and commissions these systems and issues the certification Swansea Council requires for an HMO licence.

## Why do Brynmill houses usually need Grade A systems?

Brynmill sits between Singleton Park campus and the seafront and is overwhelmingly three-storey terraced student housing, often with a converted attic bedroom and a basement kitchen. Three storeys with five or more occupants in two or more households puts the property firmly in Grade A LD2 territory under BS 5839-6: a control panel, mains-wired detection in every escape route and sleeping room, and heat detection where cooking happens. A Grade D interlinked system is rarely enough for that layout.

## When should a Brynmill landlord book the work?

The Swansea student market turns over at the start of July, and that four to six week window is when almost all installation and remedial work in SA2 happens. Booking in May or June gives a realistic run at getting the system in, commissioned and certificated before tenants arrive in September. Leaving it to late August means competing with every other landlord in Brynmill and Uplands for the same engineer diary.

## How do you keep noise and disruption down in occupied houses?

Where tenants are still in residence we work room by room, agree access times in advance rather than knocking on doors, and never leave a sleeping room without detection overnight. Cabling is surface-clipped in white LSF along door heads and picture-rail lines so no bedroom is stripped out. Most Brynmill houses are completed inside two days on site.

## What paperwork do you hand over?

Design, installation and commissioning certificates to BS 5839-6, a zone chart at the panel, an as-fitted layout drawing showing device positions, and a logbook ready for weekly tests. That set is what Swansea Council's licensing team, your insurer and your letting agent will each ask for, and it is issued on completion rather than chased weeks later.
