# How often should a fire alarm be serviced?

In short

BS 5839 recommends that a fire alarm system is inspected and serviced by a competent person at least every six months, with every device tested across a rolling twelve-month period. In addition, the responsible person should test one manual call point weekly, rotating through the call points, and record each test in the fire logbook.

## What the six-monthly service visit involves

A six-monthly service is not a walk-round. The engineer checks the control panel event log for faults and unwanted activations, tests the panel's own functions, confirms batteries hold their standby and alarm loads, verifies sounder levels reach the required decibel threshold in sleeping areas, and tests a defined proportion of detectors and call points so that the whole system is covered inside twelve months.

Anything that fails is either corrected on the visit or written up as a defect with a quote. The visit ends with a signed servicing certificate and an updated logbook entry. That certificate is the document a council licensing officer, insurer or incoming buyer will ask for.

## What the responsible person must do between visits

Servicing does not remove the weekly duty. Under BS 5839 the responsible person, usually the landlord, agent or a nominated member of staff, tests one manual call point each week using the panel test key, rotating to a different call point the following week. The test confirms the sounders operate and that the system resets cleanly, and it must be logged with the date, the call point tested and the result.

For emergency lighting the same logbook usually carries the monthly function test and the annual full-duration discharge test. Many of our clients handle the weekly and monthly checks themselves and book us for the six-monthly and annual work.

## Does the interval change for HMOs?

The six-monthly benchmark applies to Grade A systems in HMOs as well as commercial premises, because a Grade A system has a control panel and therefore the same servicing regime as a BS 5839-1 installation. Grade D systems built from interlinked mains-powered alarms have no panel, so the servicing burden is lighter, but the alarms still need periodic testing, and local authority licence conditions in Cardiff, Swansea, Newport and the valleys authorities frequently specify an annual certificate as a licence condition.

Where a council licence sets a shorter interval than the standard, the licence condition wins. Always read the schedule attached to the HMO licence before assuming an annual visit is enough.

## What happens if servicing is missed

A lapsed service record is the single most common reason a fire safety audit goes badly. Insurers can question cover where a system has not been maintained in accordance with the manufacturer's and the standard's recommendations, and local authorities can attach enforcement conditions to an HMO licence. The practical risk is worse: an unserviced system accumulates faults, and a panel sitting in fault mode is not protecting anyone.
