Comparison guide # Grade A vs Grade D fire alarm systems: which does your property need? 7 min read In short A Grade A system is a full BS 5839-1 style installation with a control panel, monitored circuits and separate detectors and sounders. A Grade D system uses mains-powered interlinked alarms with battery backup and no panel. Larger and higher-risk HMOs, typically three storeys or more, normally require Grade A; smaller shared houses are often accepted at Grade D. ## What Grade A actually means Grade A describes a fire detection and alarm system designed and installed to the relevant parts of BS 5839-1, incorporating a control and indicating panel, fire-resisting cabling, monitored detection circuits, separate sounders and a standby power supply. Because the panel monitors every circuit, a broken wire or a removed detector shows up as a fault rather than silently disabling protection. That monitoring is why councils lean on Grade A for larger HMOs and buildings with more complex escape routes. It is also why Grade A carries a six-monthly servicing regime and a formal commissioning certificate. ## What Grade D actually means Grade D covers systems built from mains-powered smoke and heat alarms, each with an integral battery backup, interlinked so that one triggering alarm sounds them all. Grade D1 uses tamper-proof sealed lithium backup cells; Grade D2 uses user-replaceable batteries. There is no panel, no monitored circuit and no zonal indication, so a fault is only discovered when someone tests the alarm. For a two-storey shared house with a protected escape route and a small number of occupants, Grade D LD2 is frequently the proportionate answer, and it is considerably cheaper to install because it needs no panel, no fire-rated cabling infrastructure and less disruption to occupied rooms. ## Grade is only half the answer: LD categories Grade describes the equipment; the LD category describes where detection is placed. LD1 puts detection in all circulation areas and all rooms where a fire might start. LD2 covers circulation areas plus defined higher-risk rooms, typically kitchens, lounges and each bedroom in a shared house. LD3 covers escape routes only. So a specification reads as a pair, for example Grade A LD2 or Grade D LD2. A council can accept the grade you have proposed but reject the category, which is the most common reason a licensing inspection produces remedial work after an installation has already been paid for. - Grade A LD2: typical for three-storey and larger HMOs - Grade D LD2: typical for smaller two-storey shared houses - LD1: higher-risk layouts or where a fire risk assessment demands it - LD3: rarely sufficient on its own for licensed HMOs ## Cost, disruption and servicing compared Grade A costs more to install because of the panel, the cabling standard and the commissioning process, and it carries an ongoing six-monthly service commitment. Grade D is cheaper to install and lighter to maintain, but it gives you no central fault indication and no zonal information when an alarm activates, which matters in a building with several floors and a managing agent who is not on site. For landlords holding a portfolio, there is a practical argument for standardising on Grade A across three-storey stock so that every property runs on one servicing schedule and one certificate format, rather than juggling different regimes property by property. ## How to decide Start with the fire risk assessment and the licence conditions attached to the property, not with a price. The assessment sets the risk profile, the local authority sets the minimum it will accept for licensing, and BS 5839-6 provides the recommendation that both are usually working from.
